All architectural services are provided under the
full terms of the standard AIA Agreement between Owner
and Architect, as defined by the American Institute
of Architects (AIA) forms B141 or B151, and are intended
to be coordinated with these documents. If you are
not familiar with these documents and their terms,
please review them and coordinate with our office if
you have any questions. The following outline is a
brief overview of our typical scope of services for
a residential project.
Schematic Design and Design Development – This
phase of architectural services shall, based on provided
site survey and existing conditions, the architect
and client. In this phase of services we shall develop
a schematic project scope, project budget, and project
schedule so as to produce a feasible design that shall
define the remainder of the work and to be developed
further into Construction Documents. These services
may include, but may not be limited to, to following
services:
- Coordinate survey and documentation of existing
conditions as required.
- Develop design concept(s) based on client conversations
and/or meetings focusing upon project goals and building
options.
- Develop preliminary site plan, floor plans, sections,
and elevations.
- Develop an estimation of Total Construction Cost
based on the approved design and a contractor’s
construction cost estimates.
Construction Documents – This
phase of architectural services is based upon the approved
Design Development phase and the acceptance of the
AIA Agreement. In this phase of services we shall develop
the design and document the full extent of the architectural
intent through the development of the Construction
Documents that shall include all necessary drawings,
diagrams, schedules, and specifications to meet the
requirements of all governing codes and permitting
offices as well as provide the instructions for the
contractor to build the project. These services may
include, but may not be limited to, to following services:
- Prepare Construction Documents based on the Schematic
Design and budget parameters.
- Develop drawings as required for presentation
to governing bodies for all necessary permit approval.
- Coordinate Architectural Consultants such as Structural,
Electrical, Mechanical Engineers, Equipment Specialists,
and Landscapers.
- Present proposed project to permit offices for
approval and home owner’s association review
boards, as required.
- Assist in the choice of contractor and contract
negotiation between Owner and Contractor.
Construction Administration – This
phase of architectural services is based upon the approved
permits and the selection of a contractor. In this
phase of services we shall assist in the coordination
and management of the relationship between client and
contractor as well as provide assurances that the project
is being built in accordance with the design intent,
governing codes, and the proposed construction budget.
These services may include, but may not be limited
to, to following services:
- Act as the Owner's Representative to the Contractor.
- Provide site review and construction coordination
as required.
- Review the Contractor’s shop drawings and
submittals.
- Review the Contractor’s work to advise on
the compliance of the construction contract.
- Assist in the resolution of unforeseen conditions,
change orders, and/or requested changes to the project.
- Review and authorize Contractor Payment Requests.
- Review project at Substantial Completion and authorize
final payments with Punch List as required.
Additional Services - This phase
of architectural services includes all services not
included in the defined scope of work. These services
may include, but may not be limited to, to following
services:
- Additional design and documentation after authorization
to proceed.
- Assist in the design and coordination of interior
design services.
- Assist in the design and coordination of landscaping.
- Assist in the coordination and purchasing of construction
materials.
- Assist in the coordination and purchasing of furnishings
and appliances.
- Assist in the coordination and purchasing of fixtures
and fittings.
